LOAN SIZE: $2MM to $15MM
STRUCTURE: Second mortgage or secured by equity interests.
ADVANCE RATE: Maximum Loan-to-Value of 90%.
TERM: 2-5 years, typically 3 years or less.
PRICING: Competitive floating rates and fees adjusted for risk and leverage. Yields achieved through combination of current pay, front and backend fees and participation interests.
LOCATION: United States
BORROWER: Special purpose entities controlled by experienced owners operators of commercial properties.
OTHER: * Call protection of 18-24 months
